What Are Some Things to Take Note Before a Renovation?
There are many important guidelines to note before a renovation. Here are just a few of the important guidelines. If reading these are already too much for you to absorb, it is probably better to leave the job to us!
1. You will need to seek approval before any hacking works
Some features in your home, such as walls and beams, are load-bearing, and you are prohibited from removing them. Walls that are linked to important wiring and piping are also not allowed to be removed.
2. BTO bathroom restrictions
For BTO homeowners, if you intend to renovate your BTO bathroom, do note that there is a 3-year restriction period in place; you are not allowed to do any renovation work for the floors and walls of your bathroom.
3. Renovation timings
According to HDB’s regulation, renovation work can only be carried out during certain times. General renovations can only be carried out on weekdays and Saturdays, between 9:00 am and 6:00 pm. No renovations are allowed on Sundays and Public Holidays. Noisy renovation works such as extensive drillings, can only be carried out between 9:00 am and 5:00 pm on weekdays. In addition, do note that approved renovations must be completed 1 month and 3 months from the date of a permit for existing blocks and newly completed blocks, respectively.
Your Home Renovation Checklist
1. Have a renovation budget in mind: Renovation is costly, and having a set budget allows for creativity and planning. This is the most important aspect when it comes to renovating your home – it determines everything from being able to choose the quality of furniture to whether you are able to afford to do a thorough makeover.
2. Have a design in mind: Shopping for ideas on platforms like Qanvast or our gallery and having a favourite design or colour theme in mind can be helpful in deciding what you want when communicating with interior designers like us. There are many HDB renovation portfolios available. Share the designs and likings you have with us today!
3. Level of involvement by interior designers: When it comes to your house renovation, you may choose not to engage interior designers. However, the value brought by designers is that they are able to provide design ideas, and 3D drawings to help you better visualise, project coordinate and expedite the renovation process.
4. Details when it comes to material and design: There are hundreds of moving parts in a home renovation. A particular product or service that looks the same often differs in price and quality. Swiss Interior works with top, reputable renovation suppliers such as Blum, Nippon Paint, Hansgrohe, AOSbath and Dekton.
5. Paperwork, diligence and research: A home renovation project is costly and requires a lot of time and effort. Below are a few of the areas to also take note of before you proceed with your project:
Renovation loan: Due to its expensive nature, you may choose to take on renovation loans. If you are undertaking an HDB renovation project, there are many banks available to loan renovation projects.
Research on the company: checking reviews of the company behind your project is important as well. Companies with excellent reviews tend to deliver better service and offer a better warranty.
The devil is in the detail: scrutinise the work and deliverables in renovation packages. Make sure the designer is clear in communicating the final things to be delivered and have them write down in print.
